Buyers looking at pre-construction homes do a lot of research before they talk to anyone. They search the project name the day they hear about it. They search for floor plans, price lists, deposit structures and occupancy dates. They compare new townhomes in one city against condos in another. Every one of those searches is a chance to capture a buyer, and most of them go to whichever site Google trusts most for that project.
For pre-construction agents, brokerages and builders, a website that ranks is one of the few marketing assets that keeps working after the ad budget stops. Here is how to build one.
New home buyers search in stages, and you want a page ready for each one.
Project name searches have the highest intent. Someone searching for a specific project's price list is already shopping.
Each project you sell should have its own page with the same clear structure:
Gating floor plans and price lists behind a short registration form turns research traffic into leads. Ask for name, email and phone, whether they are buying to live in or to invest, their budget and timeline, and whether they already work with an agent.
One of the strongest moves in pre-construction SEO is timing. When a new project is announced, very few pages exist about it. Publish a "coming soon" page as soon as you have accurate information, and update it as details come out: renderings, floor plans, pricing and the launch date. By the time buyers start searching in volume, your page has had weeks to rank. Keep the page live after the project sells out too, since it keeps ranking for the project name and can point visitors to similar projects.
Group project pages under city or region hubs, like "new pre-construction condos in [city]," with a short overview of the market, a list of current and upcoming projects and links to each project page. Do the same for the builders you work with. These hubs rank for the broader discovery searches and pass authority down to individual project pages. Interlink everything: each project links to its city hub, its builder hub and two or three similar projects.
First time pre-construction buyers have a lot of questions, and answering them builds trust and rankings. Strong topics include how deposit structures work, what can change between signing and closing, how assignment sales work, closing costs on new builds, how new home warranty programs work in your province or state, and how to compare one builder against another. Keep the facts accurate and cite official sources for rules and fees.
Real estate advertising is regulated. Follow your local regulator's rules, such as showing your brokerage name and making it clear who you represent. Label renderings as artist's concepts, and label prices and incentives as subject to change. Do not promise investment returns or price growth. If you also run Meta ads to these pages, they fall under Meta's special ad category for housing, which limits targeting by age, gender and location. That makes the free traffic from your rankings even more valuable.
A pre-construction site that ranks can turn into closed deals quickly. Farhayel A. of New Ontario Homes closed 3 deals in 60 days with a pre-con website ranking in Google.
Registrations are only valuable if you follow up while the buyer is still interested.
If pages rank but registrations are low, test a stronger form offer, like the full floor plan package or early access to the price list. If registrations come in but meetings do not, look at how fast the first call happens. If meetings happen but buyers do not sign, look at how well you match them to the right project.
Our SEO program for pre-construction agents, brokerages and builders covers keyword research by project and city, project and hub page builds, technical SEO, content, link building, rank tracking and monthly reporting on rankings and registrations. It is backed by our 3-month results guarantee. If you need the site itself, our website design team can build it on a structure made to rank.
